These Terms apply to current tenants, prospective tenants, vendors, contractors, property owners, and any other person who interacts with MGM. These Terms are separate from and supplemental to any lease agreement, vendor agreement, or other written contract you may have with MGM. In the event of a conflict between these Terms and your lease agreement, the lease agreement controls with respect to the tenancy.

2. Description of Services

MGM is a New York-based property management company providing services for residential rental properties in Brooklyn, the Bronx, and surrounding New York City neighborhoods. Services may include tenant communications, maintenance coordination, lease administration, rent collection, regulatory compliance, and vendor management.

3. Eligibility

You must be at least eighteen (18) years of age to use our website or to consent to SMS communications. By interacting with our services, you represent that you meet this age requirement and have the legal capacity to enter into binding agreements.

4. Tenant Portal and Account Responsibility:

MGM uses third-party tenant portal services for rent payments, maintenance requests, and lease documentation. You are responsible for maintaining the confidentiality of your portal login credentials and for all activity occurring under your account. You agree to notify us immediately of any unauthorized access. MGM is not liable for losses arising from your failure to safeguard your credentials.

5. SMS and Text Message Terms:

By providing your mobile phone number to MGM — through a lease agreement, tenant portal registration, rental application, or direct communication with our staff — you expressly consent to receive SMS text messages from us related to your tenancy and the property, including:

- Rent payment reminders and confirmations

- Maintenance request updates and scheduling

- Building notices and emergency alerts

- Lease renewals and administrative matters

- Replies and follow-ups from our property management team

Message frequency varies based on the nature and activity of your tenancy.

Standard message and data rates may apply from your mobile carrier. MGM is not responsible for any fees imposed by your carrier in connection with SMS communications.

Opt-Out: You may opt out of SMS communications at any time by replying STOP to any text message from us. After opting out, you will receive a confirmation message and will not receive further SMS messages from MGM, except as required for legal or transactional purposes.

Resubscribe: You may resubscribe at any time by replying START to any prior message from us, or by contacting us using the information in Section 13.
